Fill in all sections and submit for approval. Once your login has been approved and activated, you will receive an email notification, within approximately 48-72 hours. You will then be able to use your login and password to access the Residents Only section. Please write down your username and password for future use.
HOA Monthly Fees Due on the 1st of Each Month
- Monthly maintenance assessment payments are due on the 1st of each month, and late if not received by the end of the business day on the 5th.
- No invoices will be sent in advance.
- A late fee of $ 50.00 will be charged for each unpaid or late assessment.
- In addition to late fees, interest shall accrue on balances, including any unpaid interest, attorney fees, collection fees and assessments (resulting in compounding interest), at 18% per annum or 1.5% per month.

Hierarchy of Governing Documents
How It Works
Any amendments to the Governing Documents (CC&Rs, By-laws or Articles of Incorporation) require the signatures of at least 67% of Owners. Each unit has one Owner vote. For example, in order for a change to be made, 53 Owners would need to sign the document that is required in order for the amendment to be recorded at the Weber County Recorder. No amendments are valid otherwise. No amendment may contradict the other Governing Documents.

- 7 Amendment. At any time while this Declaration is in effect, the covenants herein contained can only be modified by the affirmative vote of the Owners representing not less than sixty-seven (67) percent of the total votes of the Association. No meeting or voting shall be required for an amendment, if the required, written consent is obtained from the requisite number of Owners.
NO NEW RENTALS ALLOWED-At Capacity
Per our CC & Rs, we are now at rental capacity. No new rentals are allowed. Our community is approved as Single Family Dwellings ONLY. No rentals of rooms, or partial units, is allowed.
Also, potential buyers, please aware that all units must be owner-occupied for at least the first year after purchase.
Transient Lodging Prohibited
CC&Rs: 11.7 No Transient Lodging Uses.
The Units are to be used for residential housing purposes
only, and shall not be rented in whole or in part for transient lodging purposes, boarding house, a bed and breakfast, or other uses for providing accommodations to travelers. No Dwelling on a Unit shall be subjected to time interval ownership.
Pets
Please remember that all pets must be restrained and under your control at all times.
Also, please be sure to pick up your pet’s waste…immediately.

With overwhelming community support, the Amended & Restated CC & Rs, Bylaws and Articles were recorded at the Weber County Recorder on September 8, 2015.
They take priority over any older documents. Please read them carefully to gain a good working understanding.
